Detached Victorian Villa, with existing extension in need of modernisation. Whole house refurbishment to upgrade the dated interior, and extensive structural alterations to open up rear of property and connect existing spaces, to allow better connection with the garden.
Complex Structural alterations were completed by PAN Joiners + Building Services to form a new opening to the rear of the property underneath the stairwell. Opening up works exposed rotten floor joists, resulting in a new floor construction, and the roof was opened to form a vaulted ceiling, with velux rooflights inserted in the ridge to allow natural light in the new space. As a result the existing extension was upgraded to modern building regulations standards, effectively classed as a new build. New glazing was inserted into existing openings and new opening created, to allow further natural light and sliding doors opening directly out to the large garden plot. The existing patio was lowered to allow flush threshold to a new lowered patio, laid in stone, the existing side extension form was re-clad in natural stone to match the original house and tie the whole design together.
The result is an upgraded extension which now flows with the rest of the house. A pocket door leads into the side wing which houses a useful and generous cloaks / boot area, leading through to a large Utility room with further garden access. A pocket door was introduced to allow this space to be shut off when required.
The existing house, was fully modernised with underfloor heating throughout, replacement bathrooms and a new en-suite / master dressing space formed, with Bespoke wardrobes by PAN Joiners + Building Services. The client fitted out the interior to a high standard throughout, and the result is outstanding, with a careful palette of Farrow + Ball, Purbeck Stone, Pigeon, and porcelain floor tiles by Porcelanosa, creating a beautiful blend of traditional features, with contemporary fittings and fixtures.
