Established in 2014, Bespoke Architects is an award winning practice with head office location based in Bearsden, covering Scottish Project base and Practice Studio based in Berkhamsted, serving projects in the south east of England. We are a design-led practice focusing on domestic, conservation, refurbishment, extension and new build house projects.

We have an extensive portfolio of completed projects, ranging from one-off houses and full town house refurbishment, to large garden extensions, internal alterations and refurbishment.

We offer fixed price design studies and stages fee milestones to allow you to progress the design of your house easily and affordably – keeping you in control.

We are happy to work with you to any fee stage, or can provide a full scope of service through to completion.

Our Services provide

Stage 1 - Fixed Fee Feasibility Stage Reports

This allows you to look at options before committing to our full appointment.

Stage 2 – Develop Initial design ideas and present final design report

Stage 3 – to Planning Consent Application

Consult with Local Authorities, preparation and submission of application for Planning Permission.

Stage 4 – to Building Warrant Application

Co-ordinate technical design with other Consultants as required for preparation and submission of application for Building Control Approval

Stage 5 – Construction Documentation

Advise and agree on forms of building contract, including Contract Administration

Stage 6 – Tender Administration

Recommend Contractors, assemble tender documentation and issue to Contractors for pricing, obtain and report on tender returns

Stage 7 – Contract Administration

Administer the Contract, attending regular site meetings, inspect the works as necessary to administer the contract, review and report on progress and quality in terms of the contract

Interior Design Service

We provide a full Interior Design Service by visiting the property to carry out an initial appraisal, site survey. Providing Interior design of rooms as required, design, layout and input on all wall and floor coverings, fittings and finishes. Interior Furnishing selections, and recommendations, colour, works and scale. Window Treatment survey if required, to allow fabric selection and recommendations for blinds and curtains. Soft furnishing recommendations, dress bedding, cushions, wallboards, and other bespoke items, design and recommendations Lighting Selection, recommendations [fittings only, specialist lighting design additional cost by others] Design recommendations, for accessories, art and layering recommendations. Present final design solution through Studio Presentation providing samples for review Present budget guidelines, itemised pricing for all items presented Procurement of all items Liaison with Trade Suppliers re manufacture and design of Bespoke Fittings / fixtures / joinery Furnishings handling of all deliveries, and transits purchased items into our storage facilities. Collation of ordered items pending delivery to you
