Listed Duplex Conversion, located in the prestigious Westbourne Gardens, with Glasgow West Conservation Area.

Forming the lower two floors of a substantial, traditional, blonde sandstone townhouse in a prime section of Westbourne Gardens this outstanding lower duplex sits on a bold, corner site with a beautiful front outlook to the resident's pleasure gardens, side view to a private garden and rear outlook to the wonderful garden and sun decking.

The brief sought to re-locate the kitchen from a lowered rear room, to the impressive apartment located in the front of the property to benefit the ample space, high ceilings, and decorative architectural features, within the listed interior.

The kitchen was fitted with Leicht units by Kitchens International, creating an amazing generous, space, with large central island, and bar seating perfect for hosting the perfect ‘kitchen party’. Underfloor hearing was incorporated in the room to create an ambient temperature and a feature recessed ceiling, to allow integrated LED lighting in a shadow gap, to bring out the beautiful features of the architectural cornicing, architraves and period detailing original to the listed interior.

Windows were replaced with traditional timber sash and case windows to match the original but with appropriate double glazed units, to meet modern standards and reduce heat loss from the generous rooms, within the historic property.

The property was fully re-decorated in a palette of suitable Farrow and Ball tones to compliment the contemporary kitchen in a stylish, subtle manner.
