Traditional Victorian Semi-Detached Villa located in Jordanhill area of Glasgow.
The existing property had the kitchen located on ground level with the garden being situated a floor below, accessed via a dark and dingy cellar space. An unsightly and unsafe external stair was the main access to the garden from the upper living accommodation.
Complex structural alterations, sizeable steel installations, groundworks and underpinning were co-ordinated alongside Design Engineering Workshop Structural Engineer’s to ensure new lower ground floor area, allowed an open plan layout connecting to the garden and to ensure waterproofing and tanking details were designed and co-ordinated as excavations were required to provide adequate headroom to the new lower ground floor.
A new stair was provided from the Ground Floor Entrance hall, to continue the circulation from the upper floors, to the new lower ground floor and rear areas were used to house the utilitarian functionals spaces, such as Storage, Utility room [with opening rooflight], larder and guest shower room.
The main space allows an open plan kitchen, dining, family room with sliding doors allowing direct garden access, and a flush level patio. This was key to the design brief as previously our client’s children could only access the garden from a higher level.
Bespoke boot room to the side protrusion, clad in zinc, allowed ample storage for the family and bike storage and walk-in pantry cupboard, all with integrated underfloor heating to create a cosy yet ambient space.
A large fixed pane rooflight was installed to bring in natural light to the deeper part of the plan, sited below ground level in the basement space.
Kitchen was supplied and installed by Cameron Interiors in subtle palette of blues with a quality worktop and appliances for a long lasting durable yet functionable kitchen.
Externally, the single storey rear extension was clad in VM Standing Seam Zinc Cladding and Timber Cladding supplied by Russwood for a Contemporary design, as a clear new integration to the traditional property. Windows were replaced throughout the rear in Aluminimum to match the extension in RAL 7016 Anthracite grey, by Express Bi-Folding Doors.
